RISK ANALYSIS

There are 5 concepts in the Maxkon risk management strategy:
  1. Risk: The danger that injury, damage, or loss will occur by taking an action
  2. Opportunity: Recognizing a favorable outcome and the impact this outcome has on the project
  3. Project Uncertainty: “The gap between the information required to estimate an outcome and the information already possessed by the decision maker.”(CII 1989)
  4. Risk Analysis: The process of identifying risk factors and the measure of those factors
  5. Risk Mitigation: The process of developing a plan to respond or deal with risk on a project, maximize opportunities and narrow the gap of project uncertainty.
Site conditions and construction methods subcontractor selection can all contribute to “risk” on a project. Maxkon will perform analyses of these items and more. To understand the risks on project before ground is broken is the first step to a successful building project.

CONCEPTUAL ESTIMATING

Maxkon’s estimating department is trained to handle all project estimating needs.
Drawing upon our extensive database and current information from vendors and subcontractors, Maxkon provides estimating that not only forecast costs but also functions as a cost management procedure. Throughout the pre-construction phase, as conceptual information is converted to details, each system cost is compared to the corresponding estimate and updated. As a result, our team readily identifies changes in the project scope and increases in the anticipated construction cost. This allows the team to continue work on cost efficiencies as design efforts progress.

LEAN CONSTRUCTION

Maxkon employs LEAN construction as a way to schedule construction sites to minimize waste of materials, time, and struggle in order to create the greatest possible amount of value. Scheduling a construction site to accomplish on time an on budget results is only possible through the collaboration of all project participants (Owner, A/E, Constructors, Facility Managers, End-user) at early stages of the project. By utilizing this system in construction projects Maxkon aims to use all of the project participants to influence design and flow of work rather than be on a reaction basis.

COST CONTROL

prepare preliminary cost estimate utilizing conceptual estimating techniques
as Design progresses, prepare more detailed estimates with supporting data
update and refine this estimate at appropriate intervals--often as is needed

SUBCONTRACTOR AND PROCUREMENT STRATEGY

develop subcontracting strategy and procurement plan for both qualifications and price based subcontractor selection and achieve goals for supporting M/WBE firms
develop subcontractor interest in the Project and share list with team
recommend a schedule for procurement of long-lead-time items
